The Process
Six phases.
One philosophy.
Real estate is the largest financial decision most families ever make. My role is to be the advisor who walks beside you — listening carefully, planning thoroughly, and advocating fiercely from first conversation to long after closing.
Operating principle
“I’ll tell you honestly if I would purchase the home you’re considering for my own family.”
The engagement
What working with me looks like.
Whether you are buying, selling, or weighing a move, the shape of our work together is the same. Six phases, in order, with no shortcuts.
- Phase 01 / 06
Listen
Every relationship begins with an unhurried conversation.
Before any property gets searched or any sign goes up, I want to understand what success looks like for you — not in real-estate terms, but in life terms. Where do your kids walk to school? How do you entertain? What's your ten-year plan? The clearer your picture, the better my advice.
- Discovery conversation
- Goals and lifestyle alignment
- Realistic budget framing
- Honest assessment of timing
- Phase 02 / 06
Plan
A tailored strategy, grounded in three decades of local knowledge.
With the picture clear, I build the plan. For buyers, that means a curated shortlist of neighbourhoods, school catchments, and price bands — informed by street-level knowledge of Rosedale, Summerhill, Moore Park, Davisville Village, Leaside, and Lawrence Park. For sellers, it's a pricing arc, marketing strategy, and positioning brief tailored to your home's specific strengths.
- Neighbourhood and price-band shortlist
- Pricing and marketing strategy
- Pre-approval and lender introductions
- Timeline and milestone roadmap
- Phase 03 / 06
Execute
The plan goes to work — quietly, precisely, and ahead of the market.
Listings hit the market with first-to-market campaigns drawing on my media and marketing background. Showings are organized, viewings are curated, and every property is evaluated against the criteria we set together. Nothing wastes your time that does not fit your brief.
- First-to-market launch and creative
- Curated showings and viewings
- Comparable-sales analysis
- Off-market access via Chestnut Park
- Phase 04 / 06
Advocate
Strategy meets temperament when the offer hits the table.
When the moment comes — an offer to make or an offer to receive — I am in your corner. Negotiation is where data, instinct, and discipline converge: knowing when to press, when to hold, and when to walk away. I will tell you exactly what I would do if it were my own family, then execute on whatever you decide.
- Comparable-data-backed offers
- Multi-offer and bidding-war playbook
- Conditional protection where prudent
- Counter-offer choreography
- Phase 05 / 06
Deliver
Closing is where details matter most. None get missed.
I coordinate the lawyers, inspectors, mortgage brokers, movers, and trades so nothing falls through the cracks. By closing day, the only thing left for you to do is collect the keys and decide where the couch goes.
- Lawyer and inspector coordination
- Closing-day checklist
- Final walk-through
- Hand-off and key release
- Phase 06 / 06
Continue
The relationship does not end at closing. It begins there.
I stay available for the questions that come after — contractor referrals, market updates, property-tax queries, or just a second opinion before you sign something. Most of my business is repeat clients and referrals. That is not by accident.
- Annual market check-ins
- Contractor and service referrals
- Long-term advisory
- Open door for the next move
